Ils doivent&nbsp;:<\/p>\n<ul>\n<li>attendre au moins 12&nbsp;mois;<\/li>\n<li>vous fournir un avis \u00e9crit au moins 90&nbsp;jours avant la date \u00e0 laquelle l&rsquo;augmentation entrerait en vigueur.<\/li>\n<\/ul>\n<h3>Pas d&rsquo;augmentation avant 12&nbsp;mois<\/h3>\n<p>Apr\u00e8s que vous avez emm\u00e9nag\u00e9, votre propri\u00e9taire&nbsp;ne peut pas augmenter votre loyer avant au moins 12&nbsp;mois. Apr\u00e8s cela, il doit aussi attendre au moins 12&nbsp;mois entre chaque augmentation de loyer.<\/p>\n<h3>Pr\u00e9avis de 90&nbsp;jours<\/h3>\n<p>Votre propri\u00e9taire&nbsp;doit vous remettre un avis \u00e9crit au moins 90&nbsp;jours avant l&rsquo;augmentation. Par exemple, s&rsquo;il veut augmenter votre loyer le 1<sup>er<\/sup>&nbsp;juin, il doit vous communiquer par \u00e9crit un Avis d&rsquo;augmentation de loyer au plus tard le 2&nbsp;mars.<\/p>\n<p>Pour ce faire, il doit remplir une <a class=\"links-link ext new-link\" href=\"\/node\/111923\" target=\"_blank\">formule&nbsp;N1<\/a> ou <a class=\"links-link ext new-link\" href=\"\/node\/111925\" target=\"_blank\">N2<\/a> de la Commission de la location immobili\u00e8re. Si votre propri\u00e9taire&nbsp;n&rsquo;utilise pas ces formules, l&rsquo;avis peut tout de m\u00eame \u00eatre l\u00e9gal s&rsquo;il contient tous les renseignements exig\u00e9s.<\/p>\n<p>Certains propri\u00e9taires n\u2019ont pas \u00e0 suivre ces deux r\u00e8gles. C\u2019est notamment le cas des logements subventionn\u00e9s&nbsp;&nbsp;dont le loyer est index\u00e9 sur le revenu. Les logements \u00e0 loyer index\u00e9s sont r\u00e9gis par des r\u00e8gles diff\u00e9rentes concernant le montant du loyer ou le d\u00e9lai stipul\u00e9 dans l\u2019avis d\u2019augmentation du loyer. Votre loyer est alors d\u00e9termin\u00e9 suivant d\u2019autres r\u00e8gles, habituellement en fonction de la taille de votre famille et du revenu de votre m\u00e9nage.<\/p>\n<div class=\"box\">\n<h3>Gel des loyers en 2021&nbsp;<\/h3>\n<p>Le gouvernement a annonc\u00e9 que la ligne directrice pour l&rsquo;ann\u00e9e 2021 sera de z\u00e9ro pour cent.&nbsp;Cela signifie que votre propri\u00e9taire ne peut pas du tout augmenter votre loyer du 1er janvier 2021 au 31 d\u00e9cembre 2021,&nbsp;m\u00eame si cela fait plus de 12 mois depuis votre derni\u00e8re augmentation.<\/p>\n<p>Le gel s&rsquo;applique \u00e9galement aux locataires de logements \u00e0 loyer index\u00e9 sur le revenu&nbsp;et \u00e0 ceux qui paient un loyer \u00abdu march\u00e9\u00bb dans un logement communautaire ou subventionn\u00e9.<\/p>\n<\/div>\n<p>De plus, ces r\u00e8gles locatives ne s\u2019appliquent pas \u00e0 vous si vous partagez une cuisine ou une salle de bains avec le propri\u00e9taire&nbsp;ou un membre de sa famille proche.
